Unlike estate agents who represent sellers, a buyer's agent works solely in your interest: searching, shortlisting, visiting, analyzing, and negotiating on your behalf. How long does it take to find an apartment in Paris?

In 2026, the Parisian market remains competitive with an average selling time of 49 days. The average search at Home Select takes 45 days from mandate signing to accepted offer. Timelines vary based on search criteria, budget, and market conditions in the targeted arrondissement. For comparison, an independent search in Paris typically takes 6 months or more.

What's the difference between a property hunter and an estate agent?

An estate agent holds a sales mandate: they represent the seller and aim to sell at the highest price. A property hunter holds a search mandate: they represent the buyer and aim to purchase at the best price. The two professions are complementary but their interests are opposite.

How does off-market work in Paris?

Off-market refers to properties sold without being listed on public portals (SeLoger, Bien'ici, etc.). In February 2026, off-market represents approximately 15 to 20% of transactions in the most sought-after arrondissements (6th, 7th, 8th, 16th).
